Exterior walls, windows, doors, driveways, walkways, decks & patios, stairways, guard and hand rails, retaining walls, surface grading and drainage.

ELECTRICAL SYSTEMS

Service Conductors, Equipment and capacity, wiring, fixtures, switches, receptacles to include GFCI protection, ARC Fault Breakers, subpanels -inspected by Jim who is also a Licensed California Electrical Contractor.

FOUNDATIONS & SUPPORTING STRUCTURE

Structure (stemwalls & wood supports), insulation, ventilation, seismic bracing and bolting.

GARAGE

 Walls, Ceilings, floor, foundation, attic areas, electrical, vehicle doors to include proper operation of door openers, eye sensors and safety tests.

PLUMBING

Type and conditions of domestic water supply and waste lines, vent pipes, fixtures, drainage, water heaters and gas supply.

HEATING SYSTEMS

Forced Air Furnaces, Hydronic Boilers, Electric or Gas Wall Furnaces, Baseboard heating, Venting, Cooling Systems.

WOOD OR GAS FIREPLACES OR STOVES

 Visible areas of fireboxes, gas supply, clearances, dampers, mantles, hearths and blowers.

INTERIORS

Flooring coverings, walls, ceilings, doors, windows, stairs, guard and hand railings, ceiling fans and more.

KITCHENS & LAUNDRY

Sinks & plumbing, countertops and cabinets, build in appliances, electrical, ventilation systems.

BATHROOMS

Sinks, Tubs & Showers, Hydro massage tubs, steam showers, saunas, toilets.
